What to know.
Permits
Moving walls, changing structure or altering plumbing and heating usually needs a building permit in Ontario. We prepare the drawings and handle the application with your municipality.
Living arrangements
A full renovation touches every room, so most families move out for the main construction period. We set the sequence with you before work starts.
What we find inside
Older GTA homes often hide outdated wiring, old plumbing or past repairs. We check what we can before demolition and tell you as soon as something changes the plan.

Questions
Whole-Home Renovation: the short answers.
- How much does whole-home renovation cost?
- With Zigma Group, whole-home renovation starts from $105 per sq ft. Prices are in Canadian dollars before HST, as of October 2026, and are confirmed after a site visit. The main factors are how much of the house is taken back to the studs; replacing wiring, plumbing and heating; and structural changes and finish level.
- Is it better to renovate the whole house at once or room by room?
- Doing it as one project lets the wiring, plumbing, insulation and structure be fixed while the walls are open, and avoids redoing finished rooms later. Room-by-room work can suit a smaller budget, but each phase repeats the setup and disruption.
- Do I need a permit for a whole-home renovation in Ontario?
- Almost always. Structural changes, new or moved plumbing, heating changes and additions need a building permit, and electrical work must be filed with the Electrical Safety Authority. Requirements vary by municipality, so we confirm them for your address.
- How do I start a whole-home renovation with Zigma Group?
- Call +1 (647) 718-3913 or email info@zigmagroup.ca. We visit the house, assess it as it stands and talk through what you want to change and what the lot and zoning allow.
